POINT LOOKOUT

Point Lookout is the main resort centre of North Stradbroke Island, being located at its' extreme northeast point and is popular for its surf beaches, fishing and headland walks. More recently, it has gained increasing popularity as a land based whale-watching destination. Point Lookout itself is located approximately 20 kilometres to the north-east of Dunwich being on the western side of the island, from which access to the mainland is gained either by car ferry or water taxi to Cleveland, from where it is approximately 26 radial kilometres to the Brisbane CBD.

The property market at Point Lookout has seen many fluctuations over the years. The GFC (Global Financial Crisis) of mid-2008 brough about a major price correction at Point Lookout. The market remained fairly stagnate for a number of years until finally starting to show signs of improvement in 2018/19. Then "March 2020" and the "COVID 19" pandemic put another massive layer of uncertainty into the market place. Many mainland property owners chose to sacrifice their Island property, in a bid to free up debt. Amazingly, fast forward to September 2020 and we believe the "COVID 19" virus actually helped fuel the latest major property prices increases.

Changes in the way we do business forced many people to work from home. This combined with a better appreciation of remote communication and information technology and we have created an environment where people no longer have to go into the major employment centres to go to work.

Putting “Covid 19” aside, many could argue that the Point Lookout property market was overdue for an increase in value. In an attempt to kerb rising inflation, May 2022 saw the Federal Reserve Bank of Australia instigated the first of a series of interest rate rises. This, combined with a dramatic increase in the cost of commodities such as fuel and building materials, and we have seen a slight easing in the property market.

AMITY POINT

Amity Point is a small fishing village located at the northern most point of North Stradbroke Island. The township adjoins the South Passage Bar being the main waterway separating Moreton Island and North Stradbroke Island. Amity is a popular holiday destination, renowned for its' fishing, boating and beaches. It is located approximately 17 kilometres to the north-east of Dunwich via bitumen sealed roads. From Dunwich, access to the mainland is gained either by car ferry or water taxi to Cleveland, from where it is approximately 26 radial kilometres to the Brisbane CBD.

Amity Point is gaining increasing prominence as a family orientated holiday destination. There is also growing interest from investors and Brisbane purchasers seeking holiday homes and weekend retreats. It is a popular place for many to spend their retirement years. Amity Point also appears to have a strong rental market. It has a limited supply of freehold land, (approximately 345 allotments). This combined with the islands natural features, it's proximity to Brisbane and strict planning controls should underpin future capital appreciation.

Demand for Amity Point real estate continues to gain momentum. The last quarter of 2020 saw a post “COVID 19” rush to secure some of the best “Lifestyle real estate” in Australia. Perhaps its' the fact that with advancements in communication and information technology, people are working out that they can actually live and work from home. Many people have told us "why not live and work in a place where you feel like you are perpetually on holiday". Others have told us they can’t believe they can go fishing the pristine waters of Eastern Moreton Bay in the morning, and then, ‘within an hour and a half of travel’ be on an international flight from Brisbane to anywhere in the world.

DUNWICH

The Dunwich Township is a small fishing village on the western side of North Stradbroke Island and overlooks Moreton Bay. Steeped in history, it is also the main pick up and departure point for vehicular and passenger ferries, servicing North Stradbroke Island from Brisbane. Dunwich is approximately 25 minutes travel by water taxi and 45 minutes travel by vehicular ferry from Cleveland. From there it is approximately 26 radial kilometres to the Brisbane GPO. A former base for Nth Stradbroke Islands sand mining operation, there was originally some concern over how the market would react to the mines closure in 2019. Well the market has spoken and values have gone from strength to strength with many properties that were listed for sale prior to the mine closure, now reselling for 50% more than what they were listed for back then.
